The Facility Operations Center (FOC) provides computer programs designed to assist in the planning, management and administrative procedures required for an effective maintenance and asset management process. Computerized Maintenance Management Systems (CMMS) enable the facility manager, subordinates and customers to track the status of maintenance work on their assets and the associated costs for that work. CMMS are utilized by facilities maintenance organizations to record, manage and communicate their day-to-day operations. The system provides reports to use in managing the organization's resources, preparing facilities key performance indicators (KPIs)/metrics to use in evaluating the effectiveness of the current operations and for making organizational and business decisions. As an information technology tool for managing the maintenance process, a Computerized Maintenance Management System is a mission-essential part of any organization, and a tool for success.

The CMMS provides integrated processes giving the manager control over the maintenance of all facilities and maintainable equipment from acquisition to disposal.

  • Address all resources involved.
  • Maintains maintenance inventory.
  • Records for work history.
  • Manages a Preventive Maintenance (PM) and Predictive Maintenance Programs.
  • Include work tasks and frequencies (Job Plans).
  • Effectively interfaces and communicates with related and supporting systems ranging from work generation through work performance and evaluation.

  • Provide Customer Service through Web Based Service Request, and Phone Service.
